The challenge

Selling a building under construction without a marketing system.

Neotec already produced renders and construction videos, but it had no marketing system and no website built to capture contacts, and it received few inquiries. In July 2026 its Instagram had 108 followers.

The building is under construction, so everything published has to separate what already exists from what is a visualization.

How we did it

From the US investor to the relative in The Gambia who spreads the word

  1. Researchsince July 2026

Who buys an oceanfront apartment in The Gambia

We used what Neotec told us on the first calls to define who to sell to. The buyer lives outside The Gambia and buys to invest: first, US investors looking at apartments with three bedrooms to rent to people who work at embassies and international organizations; then, Gambians working for the UN abroad who buy for the day they retire. We set up a radar of 19 industry accounts on Instagram, from The Gambia and West Africa, Dubai and the United States. Two patterns came out of it that we use: the price at first glance and the real stock that is left.

    What we found

The first campaign targeted the United States and did not bring a single real enquiry. Neotec explained what was missing: the buyer usually lives in the US or the UK, but hears about the project from a relative in The Gambia. Since October 9, all the ads target The Gambia, ages 18 to 65, because younger people are the ones who tell the family.

  2. Contentsince July 25, 2026

Content on four networks, from the renders and the real site

We post on TikTok, YouTube, Instagram and Facebook, in English, with 17 formats built for the brand: construction timelapses, walkthroughs, rooms that furnish themselves, carousels by unit type and stories. Everything comes from the project's renders, plans and drone footage, and since October also from real footage of the site. Because the building is under construction, every piece separates what exists from what is a visualization, and the only price we ever name is the entry one: from €89,900.

    What we found

Timelapses, where the building or a room goes from bare structure to finished, were 17 of the 116 pieces in the first ten weeks and took 38% of the views. Videos with a presenter explaining the investment reached far fewer people. So the October calendar led with them: 14 timelapses out of 38 pieces.

A website with every unit and its price, read from Neotec's CRM

The development's site lives at platinumtowergambia.com, with pages for each unit type, availability, amenities, location and construction progress, plus a blog of 51 articles that answers what people ask when they buy from another country. The price and status of all 56 units come from Neotec's CRM, so sold units show as sold without anyone updating them by hand. The ads have their own campaign pages, with a form and a WhatsApp button. We also built a 3D digital twin of the building in its real location: you can move around it, pick a unit and see its availability and price, with the sunlight changing by time of day.

    What we found

The US campaign took people from the ads straight to WhatsApp. Of 104 clicks, 90 came from iPhones in the United States, where few people use WhatsApp, and there were 2 conversations. The campaign in The Gambia leads to its own page with a short form: 12 enquiries came in during the first two days.

No enquiry gets lost, not even the unfinished ones

Every website enquiry lands in the development's own CRM with its source, and is sent automatically to Neotec's sales CRM and inbox. The form saves the details even if the person does not finish it: with a valid email or phone number it is already recorded, marked as an incomplete form. And every contact arrives with a button that opens WhatsApp with a message already written, with their name and what they chose.

    What we found

Not everyone knows what they want yet. Of the 18 enquiries in the week of October 13 to 19, 7 chose to invest without picking a unit. So we suggested that sales call those first: they are the ones who need the most help choosing.

9people left the form unfinished with their phone number in one week, October 13 to 19, 2026, and were still saved in the CRM

  5. Analyticssince July 30, 2026

Measuring what brings enquiries, ad by ad

The site is measured with Google Analytics and Search Console, and every week we ask ChatGPT, Google and other assistants the questions a buyer would ask, without naming the brand, to see whether Platinum Tower comes up. Ads are measured one by one, and the website tells Meta about every enquiry so the campaign learns who to show itself to. Every Monday we put together a presentation with the numbers, and in October we reviewed the first three months with Neotec.

    What we found

In the second week of the campaign in The Gambia, each person had already seen the ads about 4 times, and fewer were writing: Meta counted 25 enquiries in the first four days and 15 from October 13 to 19. On October 19 we replaced the most seen ad, the studio photo, with a new image of the tower.
